Montcalm County home values have risen over the past year, with the typical home value up about 9 percent compared to last May. Median list prices climbed even faster, jumping more than 22 percent year over year. At the same time, buyers have a bit less to pick from, as active listings are down about 13 percent from a year ago.

Homes are spending only about 11 days on the market, and the share selling above list has grown to around one in three, signaling firm demand. Inventory remains tight at 1.8 months of supply and has trended lower over the past year, while months of supply across Michigan as a whole is higher at 2.9 months. Even with fewer new listings than last year, May saw an uptick in closed sales and pending contracts compared with April.
