Richmond is currently tilted toward sellers, with the market gauge reading in seller’s favor despite signs of softening. Months of supply sits at 4.6 in this rolling three‑month view, more than doubling year over year, which points to buyers having more options than they did a year ago.

Prices have generally pushed higher over the past year, with the typical home value up more than 13% compared with the same three‑month period last year. At the same time, the share of homes selling above list has slipped to about one‑quarter of sales, and the average sale‑to‑list ratio has edged down to just over 97%, suggesting sellers are conceding a bit more on price.

On the activity side, active listings are modestly higher than a year ago while homes sold and new listings have both eased year over year, indicating a cooler pace overall. Properties are taking longer to move, with median days on market now around two months, far above last year’s faster clip, even though more than 40% of homes still go off the market within two weeks.
