Romeo’s rolling three-month data through September 2026 shows home values easing slightly compared with a year ago, even after a recent run-up. The typical home value is down a bit year over year, while the median list price has also slipped compared with last fall. At the same time, inventory has tightened sharply, with active listings down nearly a third from a year earlier and new listings falling by almost half.
From a more recent perspective, the market has heated up over the last several months. The median sale price over the rolling period has climbed strongly since early summer, and homes are now going under contract in a median of just 18 days, much faster than in the spring. Limited supply is a big factor, with only about 1.4 months of inventory, which helps explain why the area continues to lean toward sellers.
Conditions on the ground still show plenty of buyer demand. More than half of homes are going off the market within two weeks, and sale prices are averaging just under list, at about 99 percent of asking. Even so, only about one in four sales are closing above the list price, a lower share than last year and a sign that bidding wars have cooled somewhat.
