St. Joseph’s rolling three-month data through May 2026 shows home values moving notably higher than a year ago. The typical home value is up more than 16% year over year, landing around the mid-$300,000s. At the same time, the median list price has risen more modestly, suggesting sellers are not fully matching the pace of value gains.

Only about 19% of recent sales closed above list price and the average sale-to-list ratio sits just under 98%, so buyers have a bit more room to negotiate than during the peak of competition.
