October’s finalized data reported the typical value of a home in the city to be $320,000—up 9.4% over the previous 12 months. For comparison, county-level data pegged home values at $265,000 in Macomb County for the most recent reporting period. That number is expected to float around $262,500 in November.

Utica had 8 new listings and 6 listings that went under contract in October, decreasing the area’s total available inventory to 13—down 0.0% from the previous month. Inventory is projected to have further decreased in November.

Of those 13 active listings, 46.15% reduced their price in the month of October. The median listing price for homes in Utica fell 32.67% from September to October, bringing the current median listing price to $202,000. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In October 2025, the median time for a listed property to go pending was 13 days, compared to 1 days in October 2024.
