Inventory in Becker County is fairly high, with 106 homes for sale and 10.6 months of supply, signaling a neutral setup for buyers and sellers. There were 41 new listings in February 2026, but pending sales sat at just 23, indicating slower contract activity. Compared with a year ago, new listings are down 26.79 percent and pending sales have dropped 47.73 percent, so homes are not turning over as quickly as before.
Pricing is responding differently than sales activity, with typical home values up 17.46 percent year over year to about $370,000. The median list price climbed to $499,500, jumping 42.71 percent from the prior month, and prices are projected to move higher in March with a typical home value of $395,000 and a median list price of $574,250.
Homes are spending less time on the market, with median days on market falling to 36 and dropping more than 64 percent from last month, even as inventory rose nearly 14 percent month over month but slipped 7.83 percent compared with last year. Sellers are still adjusting, with about 11 percent of listings seeing a price cut and an average sale-to-list ratio of 95.5 percent, while no recent sales have closed above list price.
