Lexington’s rolling three-month data points to lean inventory but growing movement. Active listings are still low at just 5, even after a sharp year-over-year increase. At the same time, pending sales are up more than threefold compared with a year ago, showing that a larger share of available homes is quickly moving under contract.
Contract activity has surged faster than new supply. Homes sold in this period more than tripled year over year, while new listings a bit more than doubled. With only 1.1 months of supply, conditions clearly favor sellers, and buyers face limited options and faster decision timelines.

The typical home value over the last three months is roughly flat year over year, even though the share of homes selling above list price has jumped to about two-thirds and the average sale-to-list ratio has edged above 102 percent. Homes are also moving faster, with median days on market down sharply from a year ago to just 18 days, and about half of listings leaving the market within two weeks.
