Year over year, Carroll County’s home values have surged, with the typical home value more than doubling while Missouri as a whole saw only modest growth. At the same time, months of supply jumped sharply over last year, signaling a shift toward more inventory and leverage for buyers. Active listings are up significantly from a year ago, even as the number of homes sold has declined.

In the latest April 2026 snapshot, the typical home value sits around $299,000, well above the statewide median of about $284,000. New listings have recently spiked compared with both last month and last year, helping push active listings to 37 and driving months of supply up to 9.7.

Despite higher inventory, homes that do sell are moving very quickly, with a median of just 11 days on market in April compared with much longer marketing times last year. Sellers are often having to price realistically, as no recent sales closed above list price and the average sale-to-list ratio is just over 96 percent. Only about one third of listings go off the market within two weeks, so patient buyers may find room to negotiate.
