Inventory in Franklin County has been building compared to last year, with active listings up more than 14 percent and sitting at 479 in April. New listings also climbed year over year, rising nearly 15 percent as more owners put homes on the market. Even with that added supply, homes are moving at a steady pace, with a median of 44 days on market and more than half going off market in two weeks.

Contract activity presents a mixed picture. Homes sold jumped almost 18 percent from a year ago, yet pending sales are down nearly 14 percent, suggesting some recent cooling in new contracts even as closings catch up. Months of supply has eased to about three months, down from a year earlier, which still leans in favor of sellers while giving buyers a bit more breathing room than in a very tight market.

Pricing is adjusting to these conditions. The typical home value is down slightly year over year, while the median list price is up more than 10 percent, pointing to some gap between seller expectations and closed prices. Only about a quarter of sales are closing above list, and the average sale-to-list ratio is just under 99 percent, so most deals are landing close to asking rather than far above it.
