July’s finalized data reported the typical value of a home in the county to be $274,900—up 8.66% over the previous 12 months. For comparison, state-level data pegged home values at $288,000 in Missouri for the most recent reporting period. That number is expected to float around $286,700 in August.
Franklin County had 312 active listings in July, including 137 new listings. Overall, active listings were up 2.63% from the previous month.
Of those 312 active listings, 18.27% reduced their price in the month of July. The median listing price for homes in Franklin County grew 0.64% from June to July, bringing the current median listing price to $299,900. Based on projected data for August, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In July 2025, the median time for a listed property to go pending was 42 days, compared to 45 days in July 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this August.
