Inventory in Carbon County has expanded, with active listings up sharply month over month while still trending below last year. At the same time, new listings jumped nearly 90% from the prior month and pending sales climbed more than 50%, signaling that more homes are coming to market and more buyers are writing contracts.

Pricing is adjusting to these conditions, with the typical home value up strongly year over year while the median list price is down double digits from a year ago. Compared with the broader Montana market, Carbon County’s typical home value sits higher than the state median, yet sellers are not seeing any sales close above list price.

Conditions lean clearly toward buyers, as months of supply has surged to well above 13 months locally versus about five and a half months across Montana.
