Year over year, typical home values in Gallatin County have inched down slightly, even as the state overall has seen modest price gains. Median list prices, however, are up more than 13 percent from a year ago, signaling sellers are still aiming high. Homes sold have increased nearly 18 percent year over year, pointing to stronger closed-transaction activity than last spring.

Looking at April 2026 specifically, the typical home value was about $657,000, while the median list price was closer to $778,000. Inventory reached 971 active listings, up a bit from last year, and months of supply sat at 5.8, putting Gallatin County in line with Montana’s overall 5.5 months of supply. Buyers faced a median of 90 days on market, which is longer than many recent months, yet more than a third of homes still went off market within two weeks, showing pockets of faster movement.

Recent month-to-month shifts highlight how dynamic conditions are for both sides of the table. Active listings rose just over 10 percent from March to April, and new listings jumped nearly 14 percent, giving buyers more options but also more competition among sellers. At the same time, pending sales climbed more than 13 percent month over month, suggesting many listings are finding takers despite longer average timelines.
