Year-over-year, Gallatin County’s housing market is showing mixed signals. Typical home values in September 2026 are down about 6 percent from a year earlier and median list prices are lower by roughly 8 percent. At the same time, homes sold jumped nearly 30 percent over the past year, even as pending sales dipped slightly.
In the latest monthly snapshot, prices have been edging up, with the typical home value and median list price both rising modestly from August. Inventory has tightened a bit month over month, with active listings slipping, yet they are still up more than 13 percent compared with last year.
