Gallatin County’s home values have cooled compared to last year, with the typical home value down about 7.35 percent. Prices here still sit well above the Montana average of $538,200, at roughly $687,900. Inventory has also shifted, landing 3.74 percent lower than a year ago even as new listings fell nearly 27.59 percent.

In February 2026, buyers saw a median list price of about $712,495, while homes typically spent 125 days on the market. Conditions leaned toward sellers with a market gauge of 44 and a months-of-supply figure near 5.7, even though about 14 percent of listings saw a price cut.

Recent month-over-month trends show list prices rising around 6.5 percent, even as typical values slipped 0.95 percent and days on market rose nearly 17.92 percent. Looking to March 2026, projections suggest typical values may edge down slightly to around $684,600, while inventory inches up to about 650 homes and median list prices approach $734,249.
