Lake County’s home values have moved lower compared with last year, with the typical home value down sharply year over year while the statewide median in Montana inched up. Listing prices have held steadier, posting only a slight year-over-year increase. At the same time, pending sales are up more than 13 percent from a year ago, signaling buyers are still writing offers even as conditions shift.

In the latest monthly snapshot for May 2026, the median sale price came in around $573,000, down about 11 percent from April. Sellers listed homes at a median of roughly $767,000, only a touch below the prior month, which has widened the gap between asking and selling prices. Inventory ticked higher to 253 active listings, nearly 12 percent more than in April, and months of supply rose to 10.7, almost double Montana’s 5.5 months and consistent with a clear buyer’s market.

Days on market tell a story of changing pace. Homes now sit a median of 62 days before going under contract, dramatically lower than in April but still far higher than a year ago. Only about a quarter of listings go off the market within two weeks, and virtually none are closing above the list price.
