Year over year, Lake County’s typical home value has fallen, even as asking prices have pushed higher. The typical home value is down compared with last July, while the median list price is up more than a quarter over the same period. At the same time, homes sold have dropped sharply from a year ago, pointing to slower closed sales despite rising seller expectations.

Looking at July 2026 specifically, buyers saw a median list price of about $740,000 and a typical home value near $583,000. Homes are spending a median of 72 days on the market, which is noticeably faster than earlier in the year, even though there are now 294 active listings and roughly 12.7 months of supply, signaling ample inventory.

Sales activity in Lake County lags the broader Montana market, with just 22 homes sold in July compared with more than a thousand statewide. However, pending sales in the county nearly doubled from June and are up strongly from last year, indicating more deals moving toward closing even as no homes are selling above list price on average. Compared with Montana overall, Lake County has significantly more supply, giving buyers more options and sellers more competition.
