Inventory in Flathead County ticked up slightly in July, with just over 1,300 active listings and a months-of-supply figure of 6.5, reinforcing its status as a buyer’s market. Contract activity was mixed, as homes sold slipped nearly 10 percent from June while pending sales rose more than 12 percent, suggesting some momentum in newer contracts. New listings pulled back by roughly 17 percent month over month, which may limit choices somewhat despite the still-ample supply.
Pricing has been easing rather than surging. The typical home value and median list price both edged down from June, and each is also slightly lower than a year ago, showing modest downward pressure rather than sharp swings. Compared with Montana overall, Flathead County’s typical sale price remains notably higher, even as both the county and the state show small year-over-year price declines.
Homes are taking longer to go under contract, with median days on market jumping to 83 in July, up sharply from June and much higher than last year’s pace. Very few homes are closing above list price, which aligns with the increased time on market and higher supply.
