Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Inventory in Flathead County has grown notably, with active listings up nearly 12 percent month over month to 1,319. New listings also ticked higher compared with last month, while pending sales dipped slightly. Homes are still moving through the pipeline, with 205 properties going under contract in June and a market gauge that leans toward a buyer’s market.

Pricing is showing steady upward pressure even as supply builds. The typical home value has climbed almost 6 percent over the past year, while homes sold jumped nearly 24 percent year over year, signaling stronger demand than a year ago.

Time on market has shortened meaningfully, dropping from 71 days in May to 62 days in June and falling sharply from last year, which points to buyers acting more decisively. Months of supply has also pulled back from earlier in the year to 5.3 months, putting Flathead County slightly tighter than the Montana average of 5.7 months of supply. Compared with the state overall, local prices are higher, with the county’s typical home value above the statewide median sale price. With these shifting conditions, both buyers and sellers can benefit from Agent Pronto helping them connect with an experienced local real estate agent.

Learn more about what Flathead County has to offer.

Flathead County offers its residents a vibrant quality of life with abundant outdoor recreation, a strong sense of community, and accessible services and opportunities amid stunning lakes and mountains.

Flathead County stands apart from nearby areas like Missoula County and Lake County with its mix of resort-style recreation and everyday livability. Centered on Kalispell, the county combines a regional medical and shopping hub with easy access to lakes, ski slopes, and national parks, attracting long‑time locals, seasonal residents, and new arrivals alike.

Outdoor life shapes the local identity. Residents spend weekends at Glacier National Park, boating on Flathead Lake or hiking near Whitefish Mountain Resort. In town, you will find community touchstones like Woodland Park and the Conrad Mansion Museum, along with a growing food and coffee scene in historic downtown Kalispell.

Smaller communities each have their own feel. Whitefish draws visitors with its ski culture and walkable downtown. Columbia Falls and Bigfork appeal to those who want closer ties to the river and lake, local schools, and strong civic traditions.

The real estate market here can move quickly, influenced by tourism, remote workers, and limited inventory. Whether you are a long‑time resident weighing a sale or a newcomer hoping to secure a place before the next season hits, timing and preparation matter. Agent Pronto connects you with a Flathead County real estate professional who understands local neighborhoods, pricing trends, and how to position you for success as both a buyer and a seller.

“The amount of gratitude we have for Cari is beyond words. As first time homebuyers this was a huge feet to accomplish and Cari made sure to keep us informed, connected, and confident every step of the way. Our journey began somewhat rocky with our first lender and prospective house, but Cari provided us with an amazing contact at Stockman Bank and THE BEST INSPECTOR, at Tightline home inspections. We were house hunting a little out of town and Cari showed up for us in every way. From the inspection walk throughs, to the spam text messages I sent her throughout the day, she was absolutely amazing. We will recommend Cari time and time again. She truly puts every ounce of heart into her clients!”

She helped us find a lender, roofer, insurance, etc. We just moved to FL and didn’t know anybody and she worked so closely with us to make sure we were comfortable with every step in the process. She’s extremely responsive, a problem solver and the most lovely, kind person you could ever hope to work with. We are so grateful for everything she did for us and we absolutely love our new home!”
