Year over year, typical home values in Lewis and Clark County are up solidly, rising about 8 percent, even as the statewide median grew at a slower pace. Homes are also taking much longer to sell than they did a year ago, with median days on market up sharply, signaling buyers have more time to make decisions than last year.

In June 2026 specifically, the typical home value was just under $500,000, and the median list price hovered slightly higher. Compared with May, sale prices dipped while the number of homes sold climbed by nearly a third, pointing to strong closing activity at slightly more modest price points.

Inventory dynamics are shifting as active listings grew more than 5 percent month over month, yet new listings fell more than 12 percent and sit well below last year’s level.
