The typical home value in Lewis & Clark County is projected to be $443,600 for the month of December. November’s finalized data reported the typical value of a home in the county to be $459,900—down 7.84% over the previous 12 months. For comparison, state-level data pegged home values at $531,600 in Montana for the most recent reporting period. That number is expected to float around $524,450 in December.

Lewis & Clark County had 57 new listings and 73 listings that went under contract in November, decreasing the area’s total available inventory to 297—down 14.9% from the previous month. Inventory is projected to have further decreased in December.

Of those 297 active listings, 19.19% reduced their price in the month of November. The median listing price for homes in Lewis & Clark County fell 5.43% from October to November, bringing the current median listing price to $452,900. Based on projected data for December, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 76 days, compared to 98 days in November 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this December.
