April’s finalized data reported the typical value of a home in the county to be $88,000—down 43.23% over the previous 12 months. For comparison, state-level data pegged home values at $298,800 in Nebraska for the most recent reporting period. That number is expected to float around $304,050 in May.

Clay County had 5 new listings and 4 listings that went under contract in April, increasing the area’s total available inventory to 16—up 6.67% from the previous month. Inventory is projected to have further increased in May.

Of those 16 active listings, 31.25% reduced their price in the month of April. The median listing price for homes in Clay County grew 25.13% from March to April, bringing the current median listing price to $249,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
