Inventory in Fillmore County has shifted sharply in recent months, with active listings holding at 21 but homes sold dropping 90 percent from July to just one sale in August. Months of supply surged to 17.8, more than twelve times higher than a year ago and far above Nebraska’s 2.5 months, underscoring a strong buyer’s market. Contract activity cooled as pending sales fell 40 percent month over month to three, even as new listings ticked up compared with July.
Pricing is adjusting to this slower pace. The typical home value in August was about half the statewide median, and it is down more than 30 percent from a year earlier, while the median list price slid more than 40 percent from July and nearly 9 percent year over year. Sellers are also seeing less pricing power, with the average sale-to-list ratio easing to just over 94 percent and no homes closing above the asking price in August.
Time on market has lengthened compared with last year, with the median home taking 52 days to sell even after a modest month-over-month improvement. Despite many listings, only about two-thirds are going under contract within two weeks, highlighting how selective buyers can be in this environment.
