Blackstone currently leans toward sellers, with the market gauge pointing to a seller’s market. Months of supply are at 3.8 in this rolling three-month view, higher than Omaha’s 1.4 months, suggesting somewhat more inventory locally than in the broader city. Even with that added supply, relatively few homes are changing hands, which keeps conditions tilted toward sellers.
Prices have shifted notably over the past year. The typical home value over the latest three-month period is up sharply year over year, rising nearly 60 percent, while Omaha as a whole has seen home values grow at a much slower pace. At the same time, the median list price is down compared with a year ago, and only about 20 percent of recent sales closed above asking, with an average sale-to-list ratio just over 98 percent. Together, these trends indicate that buyers are pushing back on some asking prices even as overall values trend higher.
Sales activity has cooled, with homes sold down more than 40 percent year over year and new listings off by roughly one-third in this rolling window. Homes are also taking much longer to sell, with the median days on market climbing to about three and a half months, a sharp increase from last year.
