Pricing has eased alongside that softer activity. Timing and supply conditions have shifted notably. Median days on market sit in the mid-40s in this rolling period, much longer than last June but far below an extreme spike seen earlier, while months of supply has climbed to more than six, compared with only about one month of supply in Omaha overall. That contrast points to looser local conditions than the broader city, even though Dahlman is still labeled a seller’s market.
