Sarpy County is seeing tight inventory with 812 active listings in May, down noticeably from a year ago. New listings also fell year over year, contributing to just 1.3 months of supply and reinforcing a firm seller’s market. Even with fewer homes coming to market, closings picked up, with homes sold up more than 7 percent from last May.

Pricing has edged higher but not dramatically. The typical home value is about $385,000, up roughly 3 percent year over year, while the median list price has climbed at a similar pace. Strong demand shows up in a high share of properties selling above list, with nearly 60 percent closing over asking and the average sale-to-list ratio around 102 percent.

Buyers are moving quickly, as the median time on market is 25 days, much faster than earlier in the year even with a sharp year-over-year increase from last May’s very low level. Compared with Nebraska overall, Sarpy County has higher prices and leaner inventory, underscoring how much competition exists locally. Conditions still tilt toward sellers, yet shifting inventory and days on market can open pockets of opportunity for well-prepared buyers.
