Douglas County’s housing market in July 2026 showed tighter inventory and slower contract activity. Active listings fell about 16% from last year, while homes sold dropped nearly 21% and pending sales were down about 20%. New listings also declined more than 11% year over year, indicating fewer fresh options coming to market.
Prices have stayed relatively resilient despite the cooler sales pace. The typical home value in Douglas County was a bit higher than a year ago, up nearly 3%, and slightly above the statewide Nebraska median. List prices also edged up year over year, and sellers are still receiving almost full asking price, with the average sale-to-list ratio hovering just under 100%.
Signs of shifting conditions are emerging below the surface. The share of homes selling above list price is almost unchanged from last year, but well below the peaks seen this spring, and median days on market has lengthened to 22 days as properties no longer move as quickly.
