Buyers have a steady flow of options from 801 new listings, but contracts are keeping pace with 716 pending sales. Fewer homes are sitting unsold compared with last month, as median days on market dropped to 32, down 34.69 percent month over month even though they are still up 68.42 percent from a year ago.
Prices are edging around rather than making big moves. The typical home value is about $315,000, just 1.61 percent higher than last year but down 2.4 percent from the prior month, while the median list price rose 1.58 percent to $322,000. About 23.71 percent of homes are selling above list and the average sale-to-list ratio is just under full price at 0.996, showing sellers still hold some leverage in this seller's market.
Conditions next month are projected to stay relatively tight, with typical home values near $311,127, a median list price around $324,500, and inventory easing to about 871 homes. Compared with Nebraska overall, Douglas County’s values are slightly higher than the state typical value of $304,300, and inventory is much thinner than the state’s 3,266 homes for sale.
