Douglas County is seeing tight inventory even as listings edge down slightly. Active listings dipped about 15% from last year, and the area sits at just 1.3 months of supply, well below the state’s 2.2 months, reinforcing a strong seller’s market. Homes are moving quickly, with the median days on market dropping to 15, down sharply from both last month and a year ago.

Prices are responding by pushing higher over the past year, though there was a modest pullback from May. The typical home value is up nearly 5% year over year, outpacing the statewide gain of about 4.5%, while the median list price has climbed more than 3% over the same period. At the same time, the average sale-to-list ratio is holding close to 100%, and roughly 35% of recent sales closed above asking, indicating buyers are still willing to pay close to list for desirable properties.

Sales activity is solid, with 846 homes sold in June and only a slight year-over-year dip, even as pending sales are down more than 13% from last year. New listings are nearly flat year over year, which keeps competition elevated for well-priced homes and contributes to faster sales for sellers who align with current market expectations.
