“Jon is very personable. He was very considerate that we were still living in our home when scheduling a showing. He explained his commission the first day we met with him. And discussing a selling price. We were impressed that Century 21 has a professional photographer taking pictures of our home. Definitely makes a big difference when someone looks at them online. Jon had a detailed break down what our final amount what be. Only suggestion I would have is to have had a list of time line to check off of what happens after an offer is made. Example: how long we had to counter offer, or to except/reject offer. Time frame to have house inspection. And walk through. All of this is in the contract but a simple check list would have been very helpful. We would definitely tell anyone selling/buying a home to have Jon Salvador, Century 21 as their realtor. The typical home value in Douglas County is projected to be $319,660 for the month of December. November’s finalized data reported the typical value of a home in the county to be $320,000—up 7.74% over the previous 12 months. For comparison, state-level data pegged home values at $308,500 in Nebraska for the most recent reporting period. That number is expected to float around $308,550 in December.

Douglas County had 464 new listings and 488 listings that went under contract in November, decreasing the area’s total available inventory to 1,224—down 16.79% from the previous month. Inventory is projected to have further decreased in December.

Of those 1,224 active listings, 32.84% reduced their price in the month of November. The median listing price for homes in Douglas County fell 0.0% from October to November, bringing the current median listing price to $305,000. Based on projected data for December, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In November 2025, the median time for a listed property to go pending was 29 days, compared to 32 days in November 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this December.
