Compared with last year, typical home values in Valley have slipped about 7.5 percent even though they are still well above the broader Douglas County figure of $315,000. Year-over-year, homes are also taking much longer to sell, with median days on market up 145.83 percent. At the same time, activity has picked up, with new listings rising 140 percent and pending sales jumping 350 percent versus a year ago.
In March 2026, the typical home value in Valley was about $555,000, while the median list price was lower at roughly $512,450. Homes spent a median of 59 days on the market, and with 18 active listings and about 2.3 months of supply, conditions tilted toward sellers, who on average received 99.3 percent of their asking price and sold 25 percent of homes above list.
Looking ahead to April 2026, the typical home value is projected to rise to about $712,375 even though the projected median list price is expected to ease to around $414,422, with inventory edging up to 20 listings. Inventory in March was already up 28.57 percent from the prior month, while median days on market dropped 16.9 percent month over month, signaling shifting dynamics for both sides of the table.
