Valley’s rolling three-month numbers show notable year-over-year shifts. Typical home values are down sharply over the past year, with the median sale price off nearly 29 percent. At the same time, more properties are hitting the market and changing hands, as new listings are up about 37 percent and homes sold have climbed roughly 21 percent versus a year ago.

Conditions in the latest rolling period through May 2026 point to a brisk seller-leaning environment. Inventory is relatively lean at 44 active listings and about 2.6 months of supply, and homes are selling faster, with median days on market dropping to 46 compared with much longer marketing times last year.

Pricing dynamics highlight a split between asking and selling trends. The median list price has jumped more than 16 percent year over year, while the typical home value has moved down, suggesting buyers have room to negotiate on some properties even as sellers test higher price points. Roughly 40 percent of recent sales closed above list and the average sale-to-list ratio is just over 100 percent, underscoring that well-positioned homes can still attract strong offers.
