Sellers are generally pricing close to what buyers will pay, as the average sale-to-list ratio sits near 0.99 and about 20.88 percent of homes are closing above list price.
Compared with Enterprise overall, where the typical home value is around $475,000, Mountain Edge offers somewhat lower prices yet still shows signs of firmness, with projected values ticking up to $443,000 next month and the projected median list price near $497,500. With a Seller's Market reading of 12 and projected inventory dipping to 118 homes, conditions lean toward sellers but still give buyers options to consider.
