Enterprise currently leans toward sellers, with a market gauge of 33 indicating they still have an edge. Homes sit at a typical value of about $475,000, higher than the $440,000 typical value in Clark County overall. Prices are inching up month over month even as some other indicators soften.
Values in Enterprise have risen about 1.06% since last month, and the projected typical home value of $477,500 suggests only a slight additional uptick ahead. At the same time, the share of sales closing above list is modest at about 15%, and the average sale-to-list price ratio is just under 1.0 at 0.98, showing buyers have some room to negotiate.
