February 2026 brought some notable month-over-month shifts in Southern Highlands. Typical home values edged down about 1.0% to roughly $590,000, even as the median list price jumped nearly 7.8% to about $724,900.
Homes are taking longer to sell compared with January, with median days on market climbing almost 50% to 89 days. Inventory tightened slightly to 118 homes, a 3.3% monthly decline, while 99 new listings came on the market. About 17% of recent sales closed above asking, and homes sold for roughly 97.3% of list price.
Looking back over the year, typical home values in Southern Highlands are down about 7.8%, a steeper drop than in Enterprise overall, where values are near $475,000 and off about 1.0%. Inventory has fallen nearly 23.9% from last year, and new listings are down more than 30%, helping keep conditions tilted toward sellers despite a 12.5% decline in pending sales. Even with projected values easing to around $587,000 and inventory near 116 in March 2026, the market gauge still points to a seller’s market at 14.
