Hampton’s rolling three-month snapshot shows a market with more homes moving through the pipeline but fewer actually closing than a year ago. Active listings are down nearly 9% year over year to 75, while homes sold over the period have fallen about 18%, yet pending sales are slightly higher than last year, indicating sustained buyer interest.

Prices have been adjusting after recent highs, with the typical home value over the latest three months down about 12% from a year earlier. At the same time, sellers are asking more, as the median list price is up nearly 6% year over year and the average sale-to-list ratio is holding close to 99%, pointing to relatively firm negotiations.

Conditions have shifted away from the very tight environment seen previously, with months of supply rising to 3.2, up about 80% from a year ago, while the share of homes selling above list has dropped to roughly 27%.
