Marlborough’s rolling three-month snapshot shows more homes moving through the pipeline, even as overall inventory is still relatively limited. Active listings are up sharply year over year, rising about 77 percent to 7 homes, while new listings have surged more than 150 percent, suggesting more owners are testing the market. Homes sold in this period increased by roughly 37 percent compared with a year ago, yet pending sales are down about 24 percent, hinting that some of the new supply is taking longer to find buyers.

Pricing is adjusting to this shift in activity. The typical home value over the rolling period is down about 21 percent from a year earlier, while the median list price has climbed nearly 30 percent year over year, pointing to a wider gap between what sellers ask and what buyers ultimately pay. Even with that spread, the average sale-to-list ratio is just over 101 percent and about half of sales close above list price, showing that well-positioned homes can still attract strong offers.

Time on market has shortened notably in Marlborough. The median days on market over the latest three months is 33 days, down from much longer marketing times seen in several prior periods, and months of supply has risen to 2.4, still consistent with a seller-leaning environment.
