Inventory in Hudson County has been edging up, with active listings rising about 4% from last month and roughly 3% over the past year to reach 2,259 homes. At the same time, closings and contract activity have softened, as homes sold are down more than 11% year over year and pending sales are off about 5%, even though May saw a modest month-over-month uptick in closed sales.

Pricing is showing some downward pressure, with the typical home value around $683,000, nearly 6% lower than a year ago and down sharply from April. List prices are telling a slightly different story, running about 8% higher than last year despite a small pullback from the prior month, suggesting sellers still have relatively strong expectations. Compared with New Jersey overall, Hudson County’s median sale price remains higher, but local values have softened while the broader state has seen modest annual gains.

Conditions are more balanced than they were a year ago, as months of supply has climbed to 4.9, up more than 70% year over year and well above the state’s 3.2 months. Homes are taking longer to sell, with the median days on market jumping dramatically from last year to reach 45 days, even though they have sped up somewhat since April.
