Contract activity is more mixed, as homes sold rose nearly 8 percent from June, yet pending sales dropped sharply, down about 19 percent both month over month and year over year, signaling some cooling in new deals being signed.

At the same time, the median list price has dipped slightly from June but is still higher than a year ago, and the average sale-to-list ratio is just over 100 percent, meaning many homes still close very close to asking.

Days on market have eased from earlier in the year, and about 38 percent of homes are selling above list price, suggesting buyers have more options even as desirable homes still attract strong offers.
