New Egypt’s rolling three-month data shows home values are holding close to where they were a year ago. The typical home value is essentially flat year over year, down only slightly even as the median list price has risen about mid–single digits. Compared with last June, fewer homes are selling and fewer new listings are coming on the market, pointing to a cooler pace of activity.
In the most recent rolling three-month period ending in June 2026, the typical home value is about $542,000, with a median list price around $490,000. Homes are taking longer to sell than last summer, with the median days on market up from roughly three weeks to about a month and a half, while only around 14 percent of properties are closing above list price.
Supply conditions have loosened compared with a year ago, as months of supply has grown from under three months to just over three, shifting New Egypt toward a more balanced environment even though it is still labeled a seller’s market. Activity has slowed notably, with homes sold and pending sales down roughly one-third year over year, even as active inventory has edged slightly lower. These patterns mean buyers may find a bit more room to negotiate while sellers must price carefully to stand out.
