Faster sales and pricing power for well-positioned homes reflect that tilt.
Pricing shows a mixed picture when viewed year over year. The typical home value over the latest three months is down slightly from a year ago, while the median list price has fallen more noticeably, suggesting sellers are tempering asking prices to meet buyers. At the same time, the share of homes selling above list has edged higher over the past year, and nearly 60 percent of recent sales closed above the asking price, indicating strong interest for homes that are priced right.
Activity levels have cooled compared with last year’s rolling three-month period. Homes sold and pending sales are both down by more than a third year over year, and new listings and active inventory have also declined, limiting options even as supply has loosened somewhat. Buyers face fewer choices but may find slightly more negotiating room than during the tightest periods, while sellers see solid demand but need sharper pricing and preparation.
