Year over year in May, typical home values in Ocean County rose about 7 percent, while the median list price increased nearly 6 percent. Inventory also climbed, with active listings up almost 8 percent compared with last May, and months of supply expanding more than 50 percent. Despite that added supply, the share of homes selling above list price is only slightly lower than a year ago, suggesting continued steady demand.

Looking at the latest monthly snapshot, prices and activity have picked up sharply heading into late spring. The typical home value jumped nearly 10 percent from April to May, and homes sold surged almost 22 percent over the same period, even as new listings slipped by about 8 percent.

Current market conditions show 3,800 active listings and 1,294 new listings in May, with 818 homes sold and 1,066 going under contract. Homes now sit a median of 28 days on the market, slower than last year but faster than just a few months ago, and roughly 35 percent of sales close above the asking price with an average sale-to-list ratio just under 100 percent. With 3.4 months of supply, Ocean County is still leaner than a balanced market and only slightly above the New Jersey-wide figure of 3.2 months, keeping it tilted toward sellers.
