Year-over-year, Oxford’s rolling three-month numbers show meaningful shifts in both prices and activity. The typical home value is down more than 30 percent from a year ago, and the median list price has fallen even more sharply over the same period. At the same time, homes sold are up over 40 percent and pending sales have surged by more than 200 percent, signaling that more deals are getting done even as asking prices come down.

Looking at the latest rolling three-month period ending in April 2026, buyers are seeing a typical home value of about $300,000, with a median list price closer to $134,000. Inventory remains relatively tight at 14 active listings and about 2.6 months of supply, yet active listings are up more than 50 percent compared with a year ago.

Conditions on the ground point to a slower pace but continued movement. The median days on market has stretched to 86 days, far above last year, and only about 29 percent of recent sales closed above list price, with an average sale-to-list ratio around 95.6 percent. Despite the longer timelines, Oxford is still categorized as a seller’s market, though buyers have gained some leverage through lower prices and more options.
