Year over year, Warren County’s typical home value has edged down, but listing prices have climbed notably. The median list price is up about 18% from last May, while the typical home value is down around 4%. Homes are also staying on the market slightly longer than a year ago, rising about 9% in median days on market.

In the latest month of May 2026, buyers saw 405 active listings, about 9% more than a year earlier. New listings fell roughly 15% from April but are still about 10% higher than last May, showing more owners are bringing properties to market than a year ago.

Demand looks solid, with homes sold up about 13% year over year and pending sales up nearly 18%. Sellers still hold the advantage, with just 2.6 months of supply compared with 3.2 months statewide, and more than half of recent sales closing above list price at an average of about 103% of asking.
