Back in early 2023, homes sold around the $499,000 range, while by late 2023 the median sale price had climbed to about $1.07 million. Compared with 2022, when typical sales were closer to the mid-$300,000s, the longer-term trend points to higher price points and low sales volume.
Looking at the latest rolling three-month period ending in May 2026, sellers are asking significantly more than in prior years. The median list price is about $892,000, up from roughly $650,000 at the end of 2024 and $620,000 by mid-2025. Inventory is very limited, with only two active listings in this recent window, similar to most snapshots over the last year but down from four listings seen in late 2025.
Listing activity has also thinned, with just one new listing entering the market in the most recent three-month span, compared with two new listings in several past periods. Historical data shows homes often take weeks or even months to sell, and virtually none have closed above asking price, underscoring careful pricing and negotiation on both sides.
