April’s finalized data reported the typical value of a home in the neighborhood to be $1,332,230—down 22.66% over the previous 12 months. For comparison, city-level data pegged home values at $975,000 in Brooklyn for the most recent reporting period. That number is expected to float around $965,000 in May.

Downtown Brooklyn had 60 new listings and 40 listings that went under contract in April, decreasing the area’s total available inventory to 62—down 3.13% from the previous month. Inventory is projected to have further decreased in May.

The median listing price for homes in Downtown Brooklyn fell 22.42% from March to April, bringing the current median listing price to $1,202,500. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
