Brooklyn home values in August 2026 were modestly higher than a year ago, with the typical home value up about 2 percent. Listing activity eased, as active listings fell roughly 6 percent year over year and new listings declined about 7 percent. Pending sales dropped even more sharply, down about 17 percent from last year, signaling softer buyer demand.
In the latest monthly snapshot, the typical home value rose around 4 percent from July, even as buyers saw some relief on asking prices, with the median list price slipping more than 6 percent month over month. Homes are taking slightly longer to sell than last month, with median days on market edging up to 57, while the share of homes selling above list price dipped to about 24 percent.
Current inventory stands near 4,100 active listings, and months of supply is just over five, reinforcing Brooklyn’s classification as a buyer’s market. Sales volume has cooled, with about 660 homes sold in August and both closed and pending sales down from the prior month and year. Sellers still achieve close to asking price on average, with an average sale-to-list ratio just under 99 percent, but pricing power has clearly softened compared with earlier in the year.
