The nitty-gritty details: In 2023, my house was put on the market the day I moved cross-country, driving my children, pets, and injured spouse. From the start, Shannon helped my spouse and I identify and reach our goals of selling quickly for a decent price. To accomplish that, she had great photos done, coordinated staging (our house was empty!) and was savvy about the market while pricing. As we crossed the country, Shannon checked in from stop to stop along the way with updates. At one point, she coordinated an unforeseen necessary repair. The house sold quickly. We were under contract by the time we arrived at our final destination -- our new home. The condo Shannon recently sold for me was part of an estate I became responsible for while living out of state. I was only able to visit once for a couple days to do a clean out and take a look at things. While I was in town, Shannon met me on very little notice (hours!) to do a walk through. With this property, we put more work into the presentation as the condo was quite dated and poorly painted. Shannon identified both a small and large-scale set of improvements we could make and explained the potential upsides and drawbacks of both. We opted for smallish-scale, which still involved repainting, minor repairs, swapping out all door hardware, outlet covers, and most light fixtures. Shannon solicited and negotiated quotes for the work. She oversaw the work and was involved in every step of transforming the condo. This property was also excellently staged. The condo sold almost immediately after hitting the market for an astonishing 25% more than the independent appraisal value (directly in line with Shannon's initial estimate) that I was required to obtain as part of the estate. Unfortunately, closing was delayed a couple months due to legal circumstances unrelated to the property, and then a change in condo financing law that went into effect during the initial delay, delaying things further. During this time, Shannon was in constant communication with my attorney, myself, and putting pressure on the buyer's agent. She even joined a call with my attorney and I, providing critical feedback about the process and current market state as we weighed whether to move on from the buyer, or stay the course. While we decided to stay the course, Shannon continued to pop by to take some updated photos of the grounds, and was prepared to re-list if necessary. The condo indeed closed and despite the delay, the resolution was mutually beneficial (on a personal level I'm glad this worked out for the buyer), and provided the estate a great return for the asset. If we ever move back to WNY (go Bills!), I'm giving Shannon a call to help me *buy* a home for once!”
