Inventory in Erie County has expanded notably, with active listings up more than 18 percent from May and roughly 21 percent higher than a year ago. At the same time, new listings have climbed over 16 percent month over month and more than 22 percent year over year, while pending sales jumped nearly 19 percent from May and about 17 percent compared with last June.

Pricing is responding to this busy flow of homes hitting and leaving the market, as the typical home value is up about 11 percent from May and nearly 5 percent year over year. Median list prices are also trending higher, rising over 2 percent month over month and about 4 percent annually, even as Erie County homes remain far less expensive than the New York state median sale price.

Speed and competition still favor sellers, with a median of just 10 days on market and about 68 percent of homes closing above list price, yet months of supply has grown to 2.2, up nearly 49 percent from last year and edging conditions slightly toward balance.
