Even with more options, homes sold have fallen nearly 27% year over year, pointing to slower closed activity. Months of supply has risen to about 7.7, a roughly 67% jump from last year and above Manhattan overall, while homes are taking around 77 days to sell in this period. Most properties are trading very close to list price with an average sale-to-list ratio near 99%, and only about 6% selling above list.
