The typical home value is up more than 7 percent from last May and the median list price has surged over 35 percent. At the same time, new listings are down about a quarter and active inventory is nearly 25 percent lower than a year ago, shaping a tighter environment for shoppers.

Viewed through the latest May numbers, the market shows that mix of rising prices and leaner supply. The median sale price sits around $208,000, with a median list price near $237,000 and about 3.1 months of supply, which still leans toward sellers but is not extremely tight.

Homes are moving at a steady clip, spending a median of 28 days on the market, and nearly 62 percent go off the market within two weeks. Roughly 29 percent of recent sales closed above the asking price, and the average sale-to-list ratio is just under 99 percent, indicating buyers are paying close to what sellers ask. Compared with New York State overall, Montgomery County has a lower price point and slightly less supply than the state’s 4.1 months, which can appeal to value-focused buyers yet still reward sellers who price strategically.
