Charleston currently tilts toward sellers, with the market gauge indicating a seller’s market despite a modest level of inventory. Months of supply sits at 3.2 in this rolling three-month view, pointing to conditions that still favor sellers but are not extremely tight.
Prices have shifted notably over the past year, with the typical home value up sharply year over year while the median list price is down compared with a year ago. This gap suggests buyers may be seeing more realistic or conservative list prices even as closed-sale values have risen.
