Caldwell County had 92 new listings and 89 listings that went under contract in June, decreasing the area’s total available inventory to 288—down 0.35% from the previous month. Inventory is projected to have further decreased in July.
Of those 288 active listings, 32.29% reduced their price in the month of June. The median listing price for homes in Caldwell County fell 5.55% from May to June, bringing the current median listing price to $301,950. Based on projected data for July, listing prices may continue to fall.

In June 2025, the median time for a listed property to go pending was 56 days, compared to 76 days in June 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this July.
