Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Year over year, Caldwell County home values have dipped slightly, with the typical home value down a bit even as the state overall edged up. Listing prices moved the other way, rising around the mid–single digits compared with last June, suggesting sellers are still aiming higher even as closed prices soften. Activity has picked up notably, with homes sold and new listings both increasing more than 20 percent from a year ago.

In the latest June 2026 snapshot, the typical home value sits around the mid–$200,000s, while the median list price is a bit higher. Homes are taking longer to sell than a year ago, with the median days on market now just under two months, but only about one in four sales are closing above the list price and the average sale-to-list ratio stays just under 100 percent.

Inventory has grown, with active listings up by double digits year over year and sitting at more than 400 homes, and months of supply at 4 months points to a neutral market that is slightly tighter than the statewide figure. Buyer demand is present but not overheated, with pending sales roughly flat from last year even as closed sales climbed. With conditions balanced between buyers and sellers, Agent Pronto can connect both sides with a skilled local agent who knows how to navigate today’s pricing and pace.

“Our agent, Michael Diniz, was professional and extremely knowledgeable. Simply put, he's the best agent we've worked with. Selling our home had its challenges, but his persistence and urgency allowed our home to sell sooner than expected. I've used a few agents in the past, however, Michael is the only agent I'd refer to friends and family.”
