Inventory in Clay County has been building, with 163 active listings in May and a year-over-year increase of about 15 percent. New listings are also up more than 25 percent from a year ago, even though they dipped from April to May. The typical home value is about $458,000, down more than 20 percent from a year earlier, while the median list price has risen roughly 8 percent year over year, suggesting sellers are still testing higher price points. Homes are moving faster than earlier in the year, with median days on market falling from 155 in February to 38 in May, even though only about 4 percent of sales close above list and the average sale-to-list ratio is just under 96 percent.
