The typical home value in Clay County is projected to be $309,750 for the month of December. November’s finalized data reported the typical value of a home in the county to be $346,500—down 20.34% over the previous 12 months. For comparison, state-level data pegged home values at $387,000 in North Carolina for the most recent reporting period. That number is expected to float around $386,950 in December.
Clay County had 14 new listings and 14 listings that went under contract in November, decreasing the area’s total available inventory to 113—down 5.83% from the previous month. Inventory is projected to have further decreased in December.
Of those 113 active listings, 26.55% reduced their price in the month of November. The median listing price for homes in Clay County fell 13.26% from October to November, bringing the current median listing price to $400,950. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 92 days, compared to 138 days in November 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this December.
