Davidson County currently leans toward sellers, with the market gauge pointing to a seller’s market. Months of supply sits at 3.1, below the state’s 4.3 months, indicating inventory is tighter locally than across North Carolina. At the same time, buyers still have options, with 970 active listings on the market.

Prices have been pushing upward, with the typical home value up nearly 10% from a year ago to around $329,000. Yet sellers are not dramatically overshooting, as the median list price is slightly lower than a year ago and homes are closing at about 99% of list price on average. Activity has picked up too, with homes sold up about 6% year over year and pending sales jumping nearly 17%, showing strong buyer interest despite higher prices.

Conditions have shifted from the ultra-fast pace seen in past years, with homes spending a median of 47 days on the market, much longer than a year ago but a bit quicker than in early 2026. Only about one in five homes is selling above list price, and just under one-third go off the market within two weeks, suggesting that well-priced, well-presented homes still move quickly. With more listings than last year but rising values and solid buyer demand, both sides face important pricing and timing decisions.
