October’s finalized data reported the typical value of a home in the county to be $315,000—up 5.0% over the previous 12 months. Davidson County had 213 new listings and 216 listings that went under contract in October, decreasing the area’s total available inventory to 629—down 3.97% from the previous month. Inventory is projected to have further decreased in November.
Of those 629 active listings, 47.38% reduced their price in the month of October. The median listing price for homes in Davidson County fell 2.54% from September to October, bringing the current median listing price to $305,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 51 days, compared to 61 days in October 2024.
