These trends point to a market that still leans toward sellers, but with more balance than in prior years and fewer properties selling above list price than at previous highs. Only about 15% of recent sales closed above asking and the average sale-to-list ratio sits just under 98%, indicating that pricing is closer to list than in some past periods.
