Pending sales reached 42, which is about 27% higher than a year ago, showing buyers are still stepping up when homes are listed. List prices, however, are edging higher, with the median list price near $269,991 in February and projected to move toward $277,486. Homes are taking longer to sell, with the median days on market at 99, up both month over month and year over year, and about 30% of listings seeing price drops. Only about 18% of recent sales closed above list price, and sellers are receiving roughly 96.9% of asking on average, which reflects more negotiation room than in hotter phases of the cycle.
