July’s finalized data reported the typical value of a home in the city to be $240,000—up 46.79% over the previous 12 months. For comparison, county-level data pegged home values at $285,000 in Rutherford County for the most recent reporting period. That number is expected to float around $277,500 in August.
Forest City had 11 new listings and 3 listings that went under contract in July, increasing the area’s total available inventory to 44—up 10.0% from the previous month. Inventory is projected to have further increased in August.
Of those 44 active listings, 27.27% reduced their price in the month of July. The median listing price for homes in Forest City grew 14.44% from June to July, bringing the current median listing price to $273,500. Based on projected data for August, listing prices may continue to grow.
