Forest City’s rolling three-month snapshot through May 2026 shows a thinner pipeline of activity than a year ago, with homes sold, new listings, and pending sales all down by double digits year over year. Even with that slowdown, active inventory has shrunk about a quarter from last year, and months of supply has climbed to 6.2, indicating that listings are staying on the market longer before finding a buyer.

Properties are taking a median of 104 days to go under contract, far longer than a year ago, even though about one in four still go off the market within two weeks.
