New listings have slipped recently, down nearly 9 percent month over month, while homes sold and pending sales both declined by around 11 percent. Pricing is adjusting gradually in response to these shifts. The typical home value in August was just under $400,000, slightly higher than a year ago, even as it dipped more than 5 percent from July. List prices are under some pressure, down about 8 percent from the previous month and roughly 4 percent lower than last year, suggesting sellers are becoming more flexible to meet buyers where they are.
Even with softer pricing, homes are moving through the market more quickly than they did a year ago, with median days on market falling about 10 percent year over year to 58 days. A smaller share of properties are selling above asking, at about 12 percent, though the average sale-to-list ratio has ticked up to just over 98 percent, indicating deals are still closing close to list prices.
