October’s finalized data reported the typical value of a home in the city to be $287,000—down 5.75% over the previous 12 months. For comparison, county-level data pegged home values at $415,000 in Iredell County for the most recent reporting period. That number is expected to float around $429,550 in November.

Statesville had 162 active listings in October, including 46 new listings. Overall, active listings were down 10.5% from the previous month.

Of those 162 active listings, 35.8% reduced their price in the month of October. The median listing price for homes in Statesville fell 6.12% from September to October, bringing the current median listing price to $299,000. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
