Year over year, Jackson County’s home values have edged down, with the typical sale price slipping a few percent even as the state overall saw a slight gain. At the same time, the supply of homes has expanded dramatically compared with last year, pushing the area deeper into buyer’s market territory than North Carolina as a whole.

In the latest monthly snapshot for May 2026, listings asking prices jumped sharply from April while the typical sale price dipped slightly, hinting at some disconnect between seller expectations and what buyers are paying. Sales volume fell by about a third from last month and from a year ago, and pending sales and new listings are also down more than 20 percent year over year, signaling a slower pace of deals.

Conditions on the ground still show plenty of choices for buyers, with active listings up modestly from last year and months of supply now far above the state’s level. Even so, homes that do sell are moving faster than a year ago, with typical days on market dropping significantly, and a growing share of properties closing above list price as the sale-to-list ratio inches higher.
