Year-over-year, Jackson County’s typical home value has climbed more than 20 percent, well outpacing the roughly 1 percent gain seen across North Carolina as a whole. At the same time, inventory has expanded sharply, with months of supply up more than 130 percent from last year, signaling a clear shift toward a buyer’s market.

In the latest June snapshot, buyers are seeing far more options, with 595 active listings and about 12.9 months of supply, much higher than the state’s 4.4 months. Homes are also taking longer to sell than a year ago, reflected in a median of 58 days on market, even as the average sale-to-list ratio sits around 96 percent and only about 10 percent of sales close above asking.

Recent monthly movement shows mixed signals, with pending sales jumping more than 75 percent from May while new listings slipped and closed sales remain slightly below last year’s levels.
