Home values in Madison County have climbed notably over the past year, with the typical home value up about 17 percent. Median list prices rose even faster, increasing a little over 31 percent year over year. Compared with North Carolina overall, where prices grew more modestly, Madison County is seeing stronger upward price pressure.

In the latest monthly snapshot for July 2026, the typical home value sits around $485,000 while the median list price is about $567,000. Sales volume showed some cooling from the prior month, with homes sold down about 30 percent month over month, even as pending sales jumped 25 percent and are running nearly 24 percent higher than a year ago.

Inventory has been edging up, with active listings almost 4 percent higher than last year and months of supply at 8.1, placing the area firmly in buyer’s market territory compared with the state’s 4.3 months. Homes are taking much longer to sell, with the median days on market reaching 121 and increasing sharply from both last month and last year. Sellers are also seeing less pricing power, as the average sale-to-list ratio has slipped to about 93 percent and no recent sales closed above list price.
