Nags Head currently leans toward sellers, with the market gauge pointing to a seller’s market. Inventory has expanded to 5.8 months of supply in this rolling three-month view, more than double the level from a year ago. Even with that added supply, homes are still selling, and conditions are no longer as overheated as in recent years.
Prices have moved higher over the past year, with the typical home value up about 16 percent and now around $850,000. At the same time, the share of homes selling above list price has fallen to about 8 percent, down sharply from the much higher levels seen in 2023, and the average sale-to-list ratio has eased slightly to just over 96 percent.
Activity has picked up compared with last year, as homes sold are up about 17 percent and pending sales have climbed more than 30 percent year over year, while active listings are also up nearly 30 percent. Homes, however, are taking longer to sell than a year ago, with median days on market stretching to around 81 days in this rolling three-month period.
